Storage terms and conditions
These are the terms you agree to when you sign a storage agreement with us. They are written to be read, not to be skipped.

1. Who this agreement is between
These terms are between Just Self Storage Ltd, company number 08104095, registered at 1A Warspite Road, London SE18 5PG ("we", "us"), and the person or business named on the storage agreement ("you").
We license you a container for your own use. We are not a warehouse keeper and we do not take custody of your goods — we never open your container and we hold no key to it.
2. What you are paying for
You are paying for the exclusive use of a numbered container at a named yard, for the period your agreement runs, together with access to that yard.
Rent is payable monthly in advance. The rate on your agreement is fixed for as long as that agreement runs; a later change to our published rates does not change your bill.
There is no deposit and no administration fee.
3. Payment and late payment
Invoices are raised monthly and are payable within 30 days of the invoice date.
If an invoice is unpaid after 30 days we will contact you. If it remains unpaid we may fit our own lock to the container in addition to yours ("overlocking"), which prevents access until the account is brought up to date. We will tell you in writing before we do this.
We may recover reasonable costs of recovering an unpaid debt. Where goods are sold to recover arrears we will follow the notice procedure set out in clause 9.
4. Your padlock, your key
You fit your own padlock and keep the only key. We do not hold a duplicate and our staff cannot open your container.
If you lose your key, we can cut the lock off for you once we have confirmed your identity. There is a charge for the replacement lock.
A container left without a padlock is not secure and we cannot accept responsibility for its contents.
5. Access
Container access is 24 hours a day, every day, using the access code for your yard. We change that code periodically and will notify you each time. It must not be shared with anyone you have not told us about.
The office and the telephone are staffed Monday to Saturday, 8am to 6pm.
We may close a yard temporarily for safety, maintenance or at the direction of the emergency services. We will give as much notice as the circumstances allow.
6. What may not be stored
You must not store: anything living, including plants and animals; food or anything else perishable; fuel, gas, paint, chemicals, explosives, fireworks or anything else hazardous or flammable; firearms or ammunition; tyres in quantity; or anything illegal or stolen.
You must not store cash, jewellery, deeds, or anything else of exceptional value, because insurance of that kind is not available on a self-store container.
If we have reasonable grounds to believe the contents endanger the yard, other customers or our staff, we may open the container. Where the law allows, we will tell you first.
7. Insurance
Your goods are not insured by us. Arranging insurance for the contents of your container is your responsibility, and you must keep it in place for as long as you store with us.
We insure the containers and the yards themselves. That cover does not extend to anything inside your container.
8. Ending the agreement
You may leave at any time by giving us one month’s notice. Notice can be given in the customer portal, by email or in writing at the yard.
Your final invoice covers the rent up to the end of the notice period. The portal shows you that figure before you confirm the notice.
The container must be emptied, swept and left with your padlock removed by the end of the notice period. A container left with goods in it continues to accrue rent.
We may end the agreement by giving you one month’s notice, or immediately if you store something prohibited under clause 6.
9. Goods left behind
If a container is abandoned, or rent remains unpaid, we may sell or dispose of the contents to recover what is owed.
Before we do, we will write to you at the last address and email you gave us, giving you at least 28 days to collect the goods or settle the account.
Anything we recover above what is owed, less reasonable costs, is returned to you.
10. Liability
We are responsible for loss or damage caused by our own negligence or breach of this agreement.
We are not responsible for loss or damage to goods arising from how they were packed or loaded, from damp or condensation inside a sealed container, from vermin, or from anything you stored in breach of clause 6.
Nothing in this agreement limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.
11. Your details
You must keep your address, telephone number and email up to date, and tell us if the person responsible for the account changes. You can do this in the customer portal.
How we handle your information is set out in our privacy notice.
12. Law
This agreement is governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute arising from it.
